Important Reservation Policies



Abbeymoore Manor is a Bed & Breakfast where guests come to experience a peaceful & tranquil visit. Most of our guests are adults. We are a family oriented business so we do welcome respectful children to stay in one of our Garden Suites or the Tree Top Suite at Abbeymoore. 

Extra Persons

All rates are quoted based on double occupancy.  Most of our rooms contain one King or one Queen bed and are not suitable for more than 2 persons. A maximum 2 extra persons may be accommodated in our Garden Suites on a queen pull out sofa bed at a rate of $45 per person. A maximum of 4 extra persons may be accommodated in our Tree Top Suite at a rate of $45 per person.

Check In and Check Out

Check in times are between the hours of 1:00 pm to 5:00 pm. We encourage you to check in earlier, between 1:00 pm and 3:00 pm, to make the most of your stay!

Check out time is 11:00 am.


Do we take a deposit when you reserve?

  • Yes

How Much?

  • If your stay is 4 days or less we request a deposit equal to 1 nights stay

  • If your stay is 5 days or longer we request a deposit equal to 50% of your stay

  • If you are part of a group special conditions are applicable

When is the balance due?

  • If your stay is 4 days or less we will charge the balance of your stay 14 days before arrival

  • If your stay is 5 days or more we will charge the balance of your stay 21 days before arrival

  • If you are part of a group we will charge the balance of your stay according to your agreement 

What if I have a Gift Certificate or Gift Card?

  • Please inform us of any gift certificates or gift cards at the time of your reservation so we can confirm the details of these items and how they impact your payment

What if we need to cancel?

Cancellations are no fun for either of us so it's important to understand what happens if plans change:

  • All cancellations are subject to a $30 administration charge per room.

  • For rooms that were booked online the cancellation policy of the online booking agency will apply.

  • If your reservation is for 4 nights or less we will refund your deposit if you cancel with 14+ days notice

  • If your reservation is for 5+ nights we will refund your deposit if you cancel with 21+ days notice

  • If you are part of a group booking we will refund your deposit according to the terms of your agreement

Why can't we cancel with 24 hours notice like we can at a hotel?

  • Like airlines, the big hotels overbook rooms all the time but we can't do that here. Imagine how you'd feel if the room you'd booked and had been looking forward to had been sold to two guests and the first one to arrive got it? 

What about Insurance?

  • We suggest you book your stay with us using a credit card with trip interruption/cancellation insurance. In the event of a late cancellation, we will work with you to provide all required documentation so that you are not out of pocket.

  • Alternatively, we suggest you contact your travel agent or AAA for trip cancellation insurance

What if we have to shorten our stay?

As we do not overbook our rooms we expect guests to be with us for all the days they have reserved. Should you have to depart earlier than planned please understand you are still responsible for all the nights you have booked.  


Abbeymoore Manor is 100% non smoking but we do have a lovely bench under a tree out front for those who still partake!


Abbeymoore Manor strives to provide the very best guest experience to all our guests. We have a pet policy to help ensure that everyone has an enjoyable stay with us! Please read the policy and feel free to contact us if you have any questions at all. If you are unsure if your dog will be permitted to be a guest with us, then please call!

  • One friendly, well socialized, small non-shedding dog that is not considered a dangerous dog breed is welcome to stay in our Garden Suite or Tree Top rooms only for a fee of $30/night. Dogs are NOT permitted in all other rooms.  All other pets are not permitted.

  • Dogs are not allowed on beds or on other furniture in the suite or inn.  If there is evidence such as dog hair in the bed linens or on other furniture, then a deep cleaning fee of $200.00 will be charged to the credit card on file.

  • Damage caused by chewing, scratching, digging or other doggie misbehaviors will be the responsibility of the dog owner.  A damage fee of $500.00 will be charged to the credit card on file.

  • Pets are not permitted in the dining area (Guide Dogs and Service Dogs are permitted).  Guests may enjoy their breakfast in the company of their dog on our patio or in their room.

  • Dogs must be leashed always while on the property or in the common areas of the inn.

  • Dog owners are responsible to clean up after their dog.  Dogs are not permitted to relieve themselves on our property, please take them for a walk and use the doggy bags provided.

  • Dogs are not to be left alone in the room or unattended at anytime.

  • Dogs must not create undue disturbance or behave in a threatening manner.  If their behavior cannot be controlled, then you will be asked to vacate the premises without refund.

  • Failure to abide by these policies may result in eviction without refund.
